Finding the Best Solution
Likvan Space Solutions got a request from a homeowner to look at a project for
building an addition onto their home. When we visited the home, here are
the answers we got to the following questions:
- Why are you deciding to add more space?
"We need more storage space, a larger family activities area
and we would like a dedicated home office space."

"To the back or side of
the house."
- What ideas have you already considered?
"We've thought about
adding a room across the back of the house or possibly the
side of the garage to make it a 2-car."

Feasibility Study
Looking at what they wanted and how much they had to spend,
we showed them $50,000 would only get them a basic structure off
the back of their house (i.e. their budget would cover -
permits, excavation, foundation, framing, siding, roofing &
gutters, drywall, insulation, electrical, heating & air
conditioning vents, basic trim and windows.) They would
still have the expense of flooring, painting and furniture. And
expanding the garage was not possible because of the city's
requirement of property set-backs. Plus it wouldn't give
them anything more than storage space (i.e. no living or office
space).
So we took a harder look at their home.
We found they had a dark, dreary unfinished basement that
wasn't being utilized for much more than toy & tool storage and
a cramped laundry area. We also found that their upstairs
bedroom closets were small.
Final
Solution
We came back with a two phase solution of finishing the
basement and redoing their upstairs closets. That solution
gave them the new storage, living and office space they needed,
plus they got a larger laundry room, fireplace and full bathroom
in their new basement. All for less than their
original $50,000 budget.
